cost of building an extension
I know it is a hard thing to advise as it would vary i guess as to where you live etc... but anyone got any rough idea how much a double storey extension would cost measuirn about 11 square feet? It would have a pitch roof, not flat.

My 18ft x 12ft came in at about £8,500. Got a few mates around and dug the footings and soak away (just provided beer and food). Got the concrete sorted and pumped through then just got a bricky to do the blockwork, chippy to do the floors and roof beams, just got a renderer and roofer to felt it after that and my old man done the wiring after I had channelled everything out.

May take an extra week but by getting different tradesmen you just stop a builder doing that and charging you a fortune for the privilege.

My mate got an identical one at the same time and his builder charged him about £28k and took him even longer than ours as he kept fucking off on other jobs.

Had a single 6x4m extension with bifolds and solid floor and a skylight it cost nearly £40k by the time we'd added in everything.

On average builder ps say it's about £1k for every square metre and that's to second fittings stage.
But it's probably more like 1200 quid these days.

You could manage it yourself if you want the hassle of managing all thr trades.

NCS is only for single storey rear extensions I believe, it's an awful piece of legislation

The gpdo allows two storey rear extensions under pd but it isn't worth it, even if you're fortunate enough to satisfy the 7m from common boundary they restrict the projection from the rear wall.

Anyone know if loft conversions are the same sort of ballpark? i see so many being done near where i live now i'm guessing mainly due to austerity i guess the market is fairly competitive but i've just no idea.

it's a 4 bed semi with a decent footprint so i'm preparing for anything up to £70k (on the advice of a builder mate who admittedly doesnt do lofts) but that does seem ridiculous to me

We just finished a single story extension, around £34k, added costs included an upgrade to the heating system; existing boiler & pump etc…wouldn’t cope with the additional rads and downstairs wet room + the floor had to be raised in the kitchen to facilitate drainage…… it’s all the little extras that add up.

I think you can, until 2016, do certain size two storey extensions under PD as long as it is no closer that 7m to the boundary using the NCS? That is alright if you live in a well stood property, but I guess but most people would end up going for PP in the end.

You have to allow 100-120 per sqft, but can depend on where you are in the country and how good access is. If you do it part self build should be able to save a few BOB.

Two storey extensions require planning and must meet the local guidance in terms of set backs/design... (I'm a planner). So I would ensure you get a good local architect and factor that into your budget for the works.

Gruesome.. you have the job ;-)

FC, looking to add a bedroom and a reception room, but am limited in width without trashing the kitchen which will escalate the cost. Looking at extensions that other houses have done, I think they have only gone out the same distance so not sure if it would get passed if it was longer.
